Grant Deed

Transfers ownership and implies certain promises — that the title hasn’t already been transferred to someone else or been encumbered, except as set out in the Deed.

Interspousal Transfer Deed

Transfers ownership between spouses, either to add a spouse to title, or to remove a spouse [because of divorce] from title.” This deed contains language that will exempt real property transfer tax and reassessment of the property tax.

Quitclaim Deed

Transfers whatever ownership interest a person may have in a property. This type of deed makes no guarantees about the extent of the person’s interest, and it is disfavored by title insurers.

Deed Upon Death

NRS 111.671  Creation of deed upon death.  The owner of an interest in property may create a deed which conveys his or her interest in property to a beneficiary or multiple beneficiaries and which becomes effective upon the death of the owner. A deed created pursuant to this section must be known as a deed upon death.

Trust Transfer Deed

Revocable/Irrevocable Living Trusts in Nevada: When you set up a living trust in Nevada, you are the grantor. As the grantor, you determine the terms of the trust and the assets that will go in it. You must name a trustee, the person who will manage the assets in the trust for your benefit, as you are the life beneficiary (the assets are there for your use and benefit during life). You may choose anyone to be your trustee, but most people select themselves

Deed into LLC

Transferring real property, or other assets, into an LLC or other business entity can help you protect yourself from personal liability. This is typically done with property you anticipate having another party involved with in some way, such as a rental property. Transferring property can help protect you from personal legal liability.
